The old ‘real estate’ motto of location, location, location was once the way most people thought. Today, the three key elements are location, product and price.
Location
True, there are some areas and specific locations that are more desirable, therefore can command a higher price, but what you must consider is, can the physical location of the property be changed? If not (at huge expense) then that’s not the deciding factor in selling.
Product
There is a house for every need, and a buyer for every house. It may take a little longer for a unique or special product to sell, but the right marketing and patients will find the one that fits. Again, a consideration must be, can the physical structure or floor plan be altered to be more attractive to a wider buying audience, without substantial cost?
Price
This is the magic ingredient. At the right price, anything will sell, and the price that a home sells at is the ‘right’ price. If listed too high, buyer’s will overlook the property not wanting to offend a seller by coming in at a low - fair market price, even though some sellers may say “bring me an offer”. If listed too low, the seller is missing out on bottom line dollars that shouldn’t have been lost.

1/ Clean like there is no tomorrow. Windows in & out, sills, baseboards, switches and switch plates, curtains, blinds and then when you’re done, check again.
2/ Start Packing. Removing clutter, excessive family photos and everyday non- essentials. You want buyers to feel themselves and their family living there.
3/ Doggie/Kitty Day care. Pets are a wonderful part of the family, but you want to keep your target market as wide as possible, so a day at the ‘pet spa’ for a fresh cut helps to keep the smells and shedding to a minimum.
4/ Curb Appeal. The approach to your home, no matter what type, is the first impression that cannot be made back. Establish a welcome feeling by keeping the entry/approach clean, clear of debris (snow, leaves, dirt, etc.), well lit and even clean the door.
5/ Smells that sell. The odor a person experiences has a huge impact on emotion. Fresh bread, apple pie, vanilla and cinnamon are a few calming and welcoming scents. A simple diffuser on a lamp, potpourri, or a five minute heat up of a stoneware pot on the stove can make all the difference.
